We propose establishing a limited liability company (LLC) in which both parties hold an equal 50% ownership stake. Under this arrangement:

• Wealth Capital shall assume the decision-making authority concerning property acquisition, construction strategies, square footage expansions, and the construction of Accessory Dwelling Units (ADUs).

• The operational responsibilities, encompassing the acquisition of permits, design, construction, and property management, rest with us.

• Our commitment is to ensure that, within an 18-month timeframe, all plans will be finalized, permits secured, construction concluded, and the property fully occupied. At this juncture, Wealth Capital will conduct a cash-out, enabling us to proceed with refinancing while safeguarding the entirety of your investment. Subsequently, Wealth Capital will retain the generated profits, while you shall recover 100% of your initial investment, securing a 50% ownership stake in a property valued at $1,000,000.00.

• The property is expected to appreciate in value upon the completion of the square footage expansions and the addition of two ADUs, contributing to a positive cash flow.

• It is crucial to note that no financial gains will accrue until the project reaches its completion stage. As the investor, you will receive your entire investment amount before the property is occupied for rental purposes, and at that point, profit-sharing shall be equally distributed on a 50% 50% basis.
